Nest leases your unit(s) at the gross market rate and assumes all management responsibilities so that you receive 100% of lease revenue instead of paying a portion to a property manager while being freed of all management duties. Nest then designs and furnishes your property to suit the needs of professionals employed by large companies who need housing for one month or longer. Our clients pay Nest premium rates in exchange for providing flexible-term housing that includes specific amenities and services wherever they need it. Nest pays you monthly throughout the lease term regardless of whether your property is fully occupied. And Nest handles all bookings, tenant communication, cleaning, maintenance and repairs. You bear no management responsibilities whatsoever, and pay no one for these services.
Typically, we prefer unfurnished properties. This allows us to more easily furnish and set-up Nests to the specific needs and requirements of the professionals and companies with whom we work. However, we examine each property on a case-by-case basis, and will consider partially or completely furnished ones when they satisfy Nest’s client criteria.
We generally hold properties for at least 3 years, but will consider shorter leases in some circumstances. We prefer longer leases, with annual rate adjustments, so that we maintain consistent inventory for our clientele and build long-term partnerships with our property owners.
